Selling your House
Spring is a very busy time for putting your house on the market. The real estate market is strongly affected by the school calendar. Timing is everything, with the process of bidding, getting an offer accepted and closing on a house takes anywhere from two to three months in the best of times. Putting a house on the market in March means a closing could take place around May or June.
There are financial, emotional and situational things to consider when deciding to put your home on the market:
- Being emotionally ready to sell your home.
- Pre-listing inspection, see your home through the eyes of a critical third-party. It helps you to price your home; it permits you to make repairs ahead of time.
- Have a Comparative Market Analysis done on your house.
- Check your mortgage payoff.
- Put research and effort into finding the right real estate agent to sell your home. Always interview them for knowledge, experience and compatibility with you as this will help your home sell faster.
- Have all the documents ready that your attorney will need — deed, survey, most recent land and school tax bills, certificate of occupancy and all certificate of compliances for any improvements.
- Setting the appropriate price.
- Knowing what you can and cannot afford in your next home; get pre-approved for a home loan.
- Make necessary and minor repairs; clean out the garage.
- Get the house ready to show; give it a clutter-free look; work on curb appeal; apply fresh paint indoors; organize closets; clean windows and appliances.
- Remove/replace favorite items; relocate confidential information; and remember it is the seller’s obligation to make sure that smoke detectors and carbon monoxide detectors are installed and working.
- Eradicate odors; exterminate bugs; remove pets or contain them in cages; brighten up dark rooms.
- Deciding how and when to advertise your property; timing the sale so that it meets your needs.
Have your home ready to be shown at anytime. You never know when you might get a call from your agent.
